SEEKING VOLUNTEERS FOR THE YARD SALE

We would be glad to entertain a spring/summer yard sale instead of fall.  This matter would be taken into consideration by the social committee (dependent on the volunteers). Please contact Ligia Moss at (301) 424-3818 for comments/suggestions.

MONTHLY BOARD MEETINGS

The Board of Directors generally meet on a monthly basis, the second Monday of the month usually at Travilah Elementary School beginning at 8:00 PM.  These meetings are open to Potomac Crossing Homeowners.  If you would like to attend, please inform Vanguard Management prior to the meeting to (1) ensure the location and time and (2) to notify use of any issues you would like to discuss.

AECC

With spring right around the corner, don’t forget to contact the AECC prior to making exterior changes to your home.  To obtain the required forms, contact Vanguard Management, Box 39, Germantown, MD 20875-0039 or 301-540-8600

AECC BI-ANNUAL WALK-THROUGH

The AECC will be performing a spring walk-through inspection of the community.  This walk-through is to point out maintenance needs and ensure that homeowners are abiding by the covenants of the community. The attached page is the checklist that the AECC will use for the walk-through inspections.

“POOPER SCOOPER LAW” (Montgomery County Code, Sec. 5-203(a)(2)

It’s not just being a good neighbor, it’s the law.  An owner must not allow an animal to damage or defecate on property outside of the owner’s property.  An animal may defecate on public property or the common area of property in which the owner shares an interest if the owner immediately removes and disposes of the feces by a sanitary method.  Feces may be picked up in a plastic bag.  If this bag is placed inside another plastic bag, it may be put out for disposal in your normal household trash. Neighbors have reported animal defecation along Saddle River loop and Paramus loop.  Please be considerate! Penalty for violation is $100.

DID YOU KNOW….

Many of our community covenants are similar to county code restrictions contained in Montgomery County Code, Chapter’s 26 and 48?  County Code Enforcement staff can issue a notice to the owner/renter to correct violations.  Failure to take corrective action may result in a monetary fine.  Some of the more common issues are:

·        Accumulation of solid waste on property (i.e. trash, furniture, dead trees, etc.)

·        Grass and weeds in excess of 12 inches

·        Deteriorated structures (gutters and downspouts, flaking paint, etc.)

·        Public Nuisance

·        Abandoned vehicles
